Let me tell you I have been a landlord for almost 6 years so I know what kind of damage tenants do to houses. Here is what I’ve learned. I need 1 month security deposit for a minimum, and probably want 2 if I have enough renter applicants. I want a tenant that makes nearly 3 times monthly at their job then the monthly payment. I have learned I’d prefer not to rent to smokers or someone with pets especially big tough dogs, the damage is too substantial, $300 deposit just isn’t enough. You can’t discriminate when allowing people to rent based on many factors, so keep that in mind and I never would. You can’t discriminate on family status. If they have young kids they will cause a lot of damage, be prepared to replace screens often. I seem to go through a lot of smoke detector rplacements, the city inspector requires a them and they are a good idea anyways you want everyone to be safe.  Carpet gets ruined after a couple years, you need to repaint, it’s just a necessary cost. Just do credit checks, get an application filled out and do a background check, also previous 2 landlord references. Just makes sure your policy is the same with each tenant. Or you can just get a property manager to place your tenant, my affiliate can do that for you.

Go to our homepage at www.minnesotainvestors.com to see fill out info about your property.  As a general rule condos will get less than townhouses, and townhouses will get less than Single family.  Many renters with pets will want a fenced in yard.  Many renters with kids won’t want to live on a busy street.  Also if you are going to rent out your place please don’t do that if you are in foreclosure, or for sure let the renter be aware of that.
