How to Flip: Flipping and Quick-Turning Homes
People these days are preaching about the buying and holding method of gaining wealth in real estate. There may come a time in your life or business career when you’ll want to hang onto a piece of real, although you’ll only be interested in keeping certain types of property. If you’re just starting out in the business, but rehabbing and flipping a house may be an ideal way to get started, or put some real money in your pocket. Most rehabbers I know are looking for $20,000 to $25,000 minimum profit.
There are two ways that you can flip a house, although each one has it’s own terms, motivation, and type of property.
The first method, known as retailing. This means, you buy a house in bad condition, do the repairs to put it in better condition, then turn around and sell it for near retail price. There are so many houses in need of repairs out there, and several ways for you to quickly flip a house for a profit. I personally would recommend hiring someone to do the repairs. Make sure to get a very good deal doing it.
The second way you may flip a house is though wholesaling. Wholesaling would involve finding a home for sale then assigning it to an investor for a fast, smaller profit. To do this, it’s recommended to know the real estate investors in your area, more specifically rehabbers, with the types of homes that can be wholesaled the best. If you follow through with the purchase you may want to use private money or hard money and pay cash. If you live in a bigger area or a city in the USA, you will find that using the wholesaling method of quick-turning houses is easier to do.
If you’re looking to break into the real estate market and make a lot of money, you’ll need to learn all about quick-turning houses. Flipping houses can be very profitable, especially once you have learned the basic principles. Although they will both take quite a bit of work on your part. Restoring homes isn’t easy, and you’ll need to have a team qualified to handle all repairs. Assigning the purchase may be difficult when you first start out, although it will get easier with time. If you stay at it and do your best to make a profit before you know it, you’ll be an expert at flipping homes.
