If you are looking at a once in a lifetime opportunity, check this out. I have talked to a couple of friends locally and they have a program which may be gone in only 7-14 days. We don’t know, so many are sold already we believe so. They have already been selling it for months that’s why so many are gone. We are talking $2000 earnest money. You buy 5 duplexes in Biloxi, Mississippi. They have 3000 renters waiting in line. You would borrower hard money for the 10% down of $18,000 initially. It sounds like people are even getting approved with average credit. I am told it doesn’t even show on your personal credit report. It’s a private lender that’s lending the money. The government wants the buyers to hold all 5 properties for 5 years minimum as rentals, and wants to give $225,000 back, can you believe the government wants to do that, well they do. 3000 renters waiting in line right now. Management companies in the area. Up to 50% first year depreciation on the properties. Interest rates are competitive. Down payments are made, money is pulled out at closing and you just do 1 after another until you close all 5. This is a private lender and the government is involved. Make your payments, hold onto the property for 5 years and rent it out, and collect the rental payments. You’ll need to sign a purchase agreement and fill out a pre-qualification form. Tons and tons of standard features, I could show you if you want to request it. To get into a meeting to talk with someone on how to trade $2000 for $225,000 up front and hold some rentals. We aren’t talking about taking it out 5 years from now, we are talking about at the time of closing, this is a government approved program.
